ADS Warehouse
105 Ann Street Newburgh NY 12550. A ferry ride from Beacon NY, 90-minute car ride from Manhattan, 1.5-hour train from Grand Central, a short walk from Downing Park, and a quick bike-ride down Liberty Street.
ADS Warehouse, built in 1890, was originally a storage building for the Sears and Roebuck Company, and then expanded to house the family-run graphic design and media company, Automatic Data Processing Services. The one-story masonry building is located in the heart of Newburgh’s Downtown East End Historic District, Situated one block from the main retail corridors, Liberty Street, Broadway, and Safe Harbors Green, ADS is in the heart of a walkable city with a growing commercial core.
Renovations started in 2019 and will likely be a life-time adventure. The existing building was stripped back to its bones, adding in all new infrastructure. The design and construction aims to maximize energy efficiency and minimize resources. An exterior insulated facade with a GreenGirt system and Cembrit Panel cladding brings a modern aesthetic to the exterior. Natural daylight floods the interiors with an expansion of the existing openings, the bricked in window on Ann Street now has a large street-view. The building is all-electric, with future energy production created on-site with a 30kW solar array, in an attempt to achieve a net-zero manufacturing space. Our commitment to circular systems extends to on-site compositing, food production, and maximizing recycling with minimal landfill waste. In addition, a 64-foot planter in the courtyard hosts native pollinator plants, and a future green roof and trees will be planted to further minimize heat-gain, heat-island impact, and maximize bio-habitats.
The building and site are a growing experience, with love and attention transforming the space over-time. Future plans for the building are a brick paved public courtyard, rain water harvesting, a live wall along the City Parking lot for bee pollinating habitat, a project room for exhibits and community gatherings, and pop-up retail in the warm summer months.

The courtyard will go under renovation in 2020, with a green bee-habitat wall, pop-up retail, and outdoor seating.
